residential mortgage is the collateral used to secure

estate, not residential property).
There
is typically no recourse on commercial mortgages. In
the event of default or non-payment, the creditor can
only use the collateral secured in the loan to satisfy
the debt, but has no further claim against the borrower
for any remaining balance.
