What is commercial mortgage?

A commercial mortgage is a loan made using real estate as collateral to secure repayment. Interest rates for commercial mortgages are usually higher than residential mortgages.

Commercial mortgage refinance is the process of paying off one commercial loan with the proceeds from a new loan secured by the same commercial property.

The main difference between a commercial mortgage and a residential mortgage is the collateral used to secure the loan (commercial building or other business real estate, not residential property).

There is typically no recourse on commercial mortgages. In the event of default or non-payment, the creditor can only use the collateral secured in the loan to satisfy the debt, but has no further claim against the borrower for any remaining balance.

Commercial mortgage financing include industrial buildings, apartment buildings, office buildings, hotels and resorts, parking garages, etc.
